Here is an example of why our Buy With Me, Sell For Three (3%)™ makes sense for both you, the seller, and us, your real estate broker.
Let's say you decide to hire us to list your $250,000 house for sale with our Full Service Advantage Package, which would get you the exposure you need to allow as many potential buyers as possible to see your property. As detailed in the Where Does The Money Go diagram, 2.7% of the fee we charge would go to the agent/company that brings in the Buyer for your property (the Selling Agent/Broker) and the remainder would go to Minnesota Real Estate & Mortgage for our services. For this example, let's say our fee to list your home was 5.5%.
Let's say, for example, that you were then going to Buy or Build a $350,000 house. The same diagram (Where Does The Money Go) holds true in that transaction, the Seller or Builder has already agreed to pay the agent that brings in the Buyer for their listing, just like we did on your $250,000 listing. In this case we want that "Selling Agent/Broker" to be us. If we do represent you in that transaction, you can sell for just 3%!
Do the Numbers Make Sense for You, The Seller?
Selling your $250,000 house for 3% versus our normal fee of 5.5%. Your actual, in your pocket, cash savings would be $6,250 ($250,000 x 2.5%). Versus a 6% listing that some companies charge, your savings would be $7,500; and versus a 7% fee your actual savings would be $10,000!
Those are some big savings! And this is additional cash in your pocket at closing for doing nothing different than taking advantage of this incredible package!
So, yes, of course this package makes sense for you, the seller.
Do the Numbers Make Sense for Us, The Listing Agent?
If we represent you in the above example when you Buy or Build your $350,000 property, assuming that property pays us a 2.7% commission, we would actually earn $2,450 more in commission than just listing and selling your $250,000 house at 5.5%! That is where we can afford to give you top notch Full Service services for just 3%! As long as our marketing dollars do not exceed $2,450 we have benefited from doing a little more work and helping you find and Buy/Build your next home!
